Industrial Market
The following presentation gives a detailed overview of the San Diego County Industrial Market.
At the end of 2010 total inventory stood at 165.7 million square feet with a vacancy rate of 8.3%. Approximately 66,000 square feet was added to the market in 2010 and net absorption was approximately 815,000 square feet. The countywide average monthly lease rate finished the year at $0.66 per square foot which was down 4.02% since the end of 2009.
The East County submarket achieved the lowest vacancy rate of 5.9% and the North San Diego submarket achieved the highest average monthly lease rate of $0.98 per square foot. The South Bay submarket had the highest vacancy rate of 14% and the lowest average monthly lease rate of $0.55 per square foot.
